OXO Living Announces the Launch of OXO The Residences in Nyanyi, Bali

Written by Melissa Especkerman

Cocooned within Bali’s lush embrace, OXO The Residences is set to change the landscape of Bali’s picturesque Nyanyi area with its symphony of sprawling villas by late 2026.

Conceived in collaboration with renowned architect Alexis Dornier, the much-anticipated project boasts modern villas ranging from 184 to 280 square metres and promises a sanctuary unlike any other. Envision 40 exclusive neo-luxury villas sprawled across two hectares, designed to appeal to a global clientele and complemented by state-of-the-art communal amenities. Embodying the essence of neo-luxury living, the development is anticipated to be the island’s next landmark destination. Prices start from IDR 7.5 billion (USD 500,000).

In line with OXO Living’s eco-conscious philosophy, the upcoming project will be equipped with solar panels, rainwater catchment areas, water treatment, osmosis water filters, and recycled or recyclable raw materials.

Johannes Weissenbaeck, Founder and CEO of OXO Living, said, “OXO The Residences is poised to redefine neo-luxury living in Bali. Our commitment to international standards ensures that our developments resonate with both local and global audiences. Residents of OXO The Residences will have exclusive access to the myriad of facilities that the nearby Nuanu City has to offer, enhancing their living experience.”

Set Amidst Bali’s Coastal Charms

OXO The Residences is located on the prime Balinese coastline in Tabanan, placing it just minutes away from the vibrant expat hub and pristine beaches of Canggu and the cultural wonders of Tanah Lot.

Situated nearby is Nuanu City, a creative enclave spanning over 44 hectares of land, offering a lifestyle where innovation harmonises with the magnificence of nature, complete with dedicated spaces for education, arts and culture, health, and entertainment.

A New Market Outlook for Indonesia

Gone is the focus on international clientele from its pre-pandemic days. Instead, with the launch of this new development, the boutique property development company is now targetting predominantly domestic buyers, aiming for an 80% local buyer base. The strategic change in its focus is in line with the rapid increase of Indonesia’s residential property market, which Mordor Intelligence projects to expand from US$ 67 billion in 2023 to US$ 72 billion in 2024 and further to an estimated US$ 105.7 billion by 2029.

Furthermore, research by Rumah123.com highlights that foreign interest in Indonesian properties is primarily from Singapore, Hong Kong, the United States, Australia, Malaysia, and Japan, with a preference for landed houses, land, and apartments.

Pushing the Boundaries of Luxury

Known for his striking and contemporary designs that are always in harmony with their surroundings, Alexis Dornier, the visionary architect of OXO The Residences, captures it succinctly as he shares his aspirations for the project. “Visually, our goal is to deliver a design that is both understated and emblematic. We aspire to create structures that harmonise with Bali’s natural beauty and cultural heritage, prioritising materials that are deeply rooted in the island’s identity and utilising local resources like the readily available bricks from Tabanan and the region’s distinctive volcanic stone.”
